What is a measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total square footage and the general layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a measurement service?

Real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually have! Unless an appraiser has recently executed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a home or property

A floorplan service can secure fair market value for your house. Living space is one of the biggest factors potential buyers consider when purchasing a house — but since these values are frequently approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service carried out by an appraiser (after any updating that might have affected square footage).

For agents

To make certain that your client's property sells at a price that appropriately reflects market value, we suggest requesting a floorplan service for the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tactic to interest potential buyers since they can review the layout and features of the house before and after touring.
